Escrow and Closing Costs
The seller’s closing costs are typically the Realtor’s commission (a typical range for us would be from 5%-10% depending on the marketing and type of property), the “Deed Doc Stamps” which are a state tax (typically we round this up to 1% for estimating), “Deed Recording Fee” which is the cost to record the deed with the County Official Records Office ($10-$20), Repairs for “Warranted Items” and “WDO Repairs” and anything needed to clear permits or title. Other fees may be negotiated in the contract. In some cases, the buyer may ask you to pay “ALL” of the closing costs and possibly all or part of the buyer’s pre-paid, escrow items. This is common with VA buyer’s and first time home buyers. As the listing company we will prepare a “net sheet” to help you determine what the terms of each offer mean to you in dollars and cents.
