Getting a pre-approval also gives you purchasing power. Most sellers will want to see a pre-approval letter prior to agreeing to an offer. The offer will look more appealing if you have already taken the necessary steps to prove that you qualify to purchase the home.

Escrow and Closing Costs
There are several costs involved in purchasing a home. Your loan program may require a down payment, and even if it does not, you will have to place an “earnest money deposit”, pay fees for inspections and appraisals, loan fees, taxes, and will need to set up escrow accounts at closing for your homeowner’s insurance and property tax. It is also wise to have some money set aside for unexpected expenses and repairs after closing. Many of these things may be negotiable when writing the purchase contract, so speak to your agent honestly and directly about how much you have set aside for the purchase and what you expect to spend.
A home warranty can assist you by preventing large “surprise” repair costs after closing. If purchased, the home warranty may cover a significant amount of the repair or replacement costs of covered items.
